Abstract

Saat ini terdapat kerusakan bangunan gedung di Laboratorium Terpadu 2 Institut Teknologi Kalimantan. Kerusakan ditandai dengan Keretakan dinding, kerusakan cat dinding, kerusakan plafon, kerusakan kaca jendela, kerusakan lantai keramik, kerusakan lampu, kerusakan keramik tangga, kerusakan wastafel dan kerusakan pipa pvc. Untuk mencegah kerusakan yang terjadi semakin melebar maka dapat dilakukannya pemeliharaan dan perawatan bangunan gedung. penelitian ini bertujuan untuk mengetahui tingkat kerusakan pada bangunan gedung Laboratorium Terpadu 2, mengetahui skala prioritas pemeliharaan dan perawatan serta estimasi biaya pemeliharaan dan perawatan gedung. Lalu manfaat penelitian dilakukan untuk memastikan kenyamanan pengguna serta menghemat biaya jangka panjang, sehingga mengurangi kebutuhan untuk renovasi besar atau pembangunan gedung baru. Untuk teknik analisis data dilakukan dengan menentukan skala prioritas, menghitung volume kerusakan, menghitung klasifikasi tingkat kerusakan dan menghitung estimasi biaya. Dalam penelitian ini menggunakan metode Analytical Hierarchy Process untuk menentukan skala prioritas pemeliharaan dan perawatan, lalu metode Aprroximate Estimate untuk menentukan klasifikasi kerusakan, volume kerusakan dan estimasi biaya pekerjaan. Penelitian ini diharapkan dapat membantu tim pengelola fasilitas bangunan pada gedung perkuliahan tepatnya Laboratorium Terpadu 2 sehingga umur konstruksi dapat tercapai dan pelaksanaan pemeliharaan dapat dilakukan. Kemudian untuk tingkat kerusakan pada bangunan berkisar pada 0.610% atau ringan, untuk prioritas pemeliharaan bangunan yaitu struktural, arsitektural, mekanikal, Elektrikal, Tata Ruang dan Tata Graha. lalu untuk biaya perawatan bangunan sebesar Rp48.525.520 dan untuk biaya pemeliharaan sebesar Rp2.400.084.748.
