Abstract
Buildings play an important role as facilities that support various activities, including educational functions. Properly maintained school buildings have a significant impact on the effectiveness of the teaching and learning process. Therefore, regular building maintenance is required to preserve building functionality and extend its service life. This study aims to identify the level of building damage at SMA Negeri 8 Balikpapan and to estimate the maintenance costs required over a ten-year period. The research method involved direct observation and field measurements to identify the types and extent of damage to building components, such as peeling wall paint, detached door leaves and windows, and damaged ceilings. Maintenance cost estimation was conducted using the Approximate Estimate method. The results show that 12 sub-elements of the building experienced damage, with damage percentages ranging from 0,14% to 0,33% across six buildings. According to the Regulation of the Minister of Public Works No. 24/PRT/M/2008, the observed conditions are classified as minor damage. The total estimated maintenance cost is Rp71.547.302,74. This study is expected to serve as a reference for planning maintenance budgets for school buildings. Keywords : Building, Construction, Damage, Maintenance, Treatment .
