Abstract
Kota Balikpapan, sebagai kota penyangga Ibu Kota Nusantara (IKN), menghadapi tantangan urbanisasi yang mencakup keterbatasan lahan, kebutuhan akan ruang kerja fleksibel, serta pelestarian lingkungan. Perancangan ini bertujuan merancang bangunan vertical mixed-use yang menggabungkan fungsi ruang kerja, hunian, dan komersial dengan pendekatan biophilic. Pendekatan ini mengintegrasikan elemen-elemen alami seperti taman vertikal, pencahayaan alami, dan ventilasi alami untuk menciptakan lingkungan yang mendukung produktivitas, mengurangi stres, dan memperkuat kesejahteraan pengguna. Kajian dilakukan pada kawasan Jl. Soekarno Hatta KM 6, Balikpapan Utara, yang memiliki luas 18.000 m² dan berada di zona perdagangan dan jasa. Dengan mengacu pada prinsip desain biophilic, bangunan dirancang untuk mengoptimalkan ruang terbatas dengan meningkatkan konektivitas manusia dengan alam. Perancangan ini menunjukkan bahwa konsep ini tidak hanya meningkatkan efisiensi lahan dan kualitas hidup, tetapi juga memberikan kontribusi terhadap pengurangan emisi karbon dan pelestarian ekosistem urban. Studi ini diharapkan menjadi acuan bagi pengembangan arsitektur berkelanjutan di wilayah perkotaan.
