Abstract

Perubahan perilaku dan kebutuhan ruang pada apartemen pasca-pandemi menimbulkan tantangan baru dalam perancangan apartemen, khususnya terkait tuntutan terhadap ruang yang sehat, fleksibel, dan mampu mendukung aktivitas sehari-hari secara berkelanjutan. Kondisi ini menunjukkan adanya pergeseran standar hunian apartemen yang perlu direspons melalui pendekatan perancangan yang adaptif dan kontekstual. Perancangan ini bertujuan untuk merumuskan konsep apartemen pasca-pandemi yang mampu mengakomodasi perubahan gaya hidup serta meningkatkan kualitas lingkungan hunian. Penelitian ini menggunakan metode Design-Based Research (DBR) dengan pendekatan mixed-method melalui tahapan focus (perumusan masalah dan tujuan), Understand (pengumpulan dan analisis data), define (identifikasi kebutuhan dan analisis tapak), conceive (pengembangan konsep desain), test (evaluasi rancangan), dan build (penyusunan desain akhir), yang diterapkan secara iteratif hingga menghasilkan rancangan yang sesuai dengan tujuan perancangan. Melalui pendekatan tersebut, diharapkan konsep perancangan yang dihasilkan mampu menjawab kebutuhan apartemen masa kini secara relevan dan aplikatif. Hasil perancangan berupa 5 massa bangunan, dimana 4 darinya merupakan bangunan apartemen mix-use yang mengintegrasikan fungsi hunian, coworking space, gym, klinik kesehatan, serta fasilitas isolasi, dan 1 bangunan retail plaza yang mencakup vertical farming, toko pangan, dan area plaza dengan unit niaga untuk mendukung produktivitas, pemenuhan kebutuhan harian, serta ketahanan pangan penghuni. Prinsip Resilience Architecture diterapkan melalui penyediaan ruang yang mendukung kesehatan, fleksibilitas aktivitas, dan kesiapsiagaan terhadap krisis kesehatan di masa depan. Evaluasi desain menunjukkan bahwa bangunan mampu memenuhi indikator WELL Building Standard v2 pada aspek pencahayaan alami dan ventilasi alami, sehingga mendukung terciptanya lingkungan hunian yang sehat, nyaman, dan resilien. Kata kunci: Apartemen Mix-use, Design-Based Research, Mixed-Method, Pasca-Pandemi, Resilience Architecture.
