Abstract

SMK Negeri 6 Balikpapan, located in Batu Ampar Subdistrict, North Balikpapan District, is facing several issues related to the condition of its buildings. Several building components require repairs, while the availability of funds for maintenance and upkeep activities remains limited. The observed damages include collapsed ceilings, roof leakages especially during severe weather conditions, damaged corridor flooring, as well as classroom windows and doors that require further attention. If the damages to the buildings of SMK Negeri 6 Balikpapan are not addressed immediately, the deteriorated classroom conditions may disrupt comfort and reduce the productivity of the teaching and learning process. Therefore, this study was conducted to analyze building components requiring maintenance and repair, as well as to assess the level of damage through direct observation and field measurements. This research also aims to determine the maintenance and repair priority scale using the Analytical Hierarchy Process (AHP) method and to estimate the required costs using the approximate estimate approach. The observation results indicate that the level of damage in the 11 buildings falls into the category of minor damage because the damage percentage is below 35%. Based on the AHP analysis results, the priority order for building maintenance consists of Architectural, Electrical, Housekeeping, Mechanical, External Spatial Planning, and Structural components. Meanwhile, the estimated repair cost based on the calculation results amounts to IDR 73,538,730.43. In addition, the estimated routine maintenance costs for daily, monthly, and annual periods in 2025 are projected to reach IDR 1.788.255.118,94. However, if maintenance is carried out based on the actual field conditions, the realizable value is estimated to be only around IDR . The results of this study are expected to assist the Facilities and Infrastructure Team of SMK Negeri 6 Balikpapan in planning maintenance and repair activities so that the service life of the building construction can be achieved as originally designed. Furthermore, these findings may serve as a reference for the school in preparing the Building Maintenance Budget Plan (RAB).
