Abstract

School buildings require continuous maintenance and upkeep to ensure their functionality, safety, and comfort in supporting educational activities. Due to limited financial resources, schools need to establish maintenance priorities to ensure that available funds are allocated effectively. This study aims to identify the level of building deterioration and appropriate repair methods, determine maintenance priorities using the Analytical Hierarchy Process (AHP), and estimate maintenance and repair costs for the buildings of SMK Ibnu Khaldun Balikpapan. The research was conducted through field observations and questionnaire surveys involving 26 respondents who were familiar with the building conditions. The collected data were tested for validity and reliability before being analyzed using the AHP and Approximate Estimate methods. The results indicate that Building 1, Building 2, Building 3, and Building 4 are classified as having minor deterioration, with maintenance cost percentages of 1,00%, 0,99%, 1,00%, and 0,95%, respectively. The recommended repair methods include cleaning, repainting, repairing, and replacing damaged building components. The AHP analysis revealed that the architectural component is the highest maintenance priority among all building components. The total repair cost was estimated at IDR 63.244.606,24, while the total maintenance cost amounted to IDR 216.452.825,28 in one year. By considering inflation through the Approximate Estimate method, the projected maintenance cost over the next five years is estimated at IDR 229.007.089,15.
